Written by Tim Stanley – NEW PLANS FOR ANNECY’S MOST ENVIABLE ADDRESS COULD SEE AN INFLUX OF BRITISH RESIDENTS IN ‘THE PERFECT PLACE TO LIVE’
An influx of British investors and residents in the lakeside town of Annecy in the Haute-Savoie region of France could follow this week’s news that a leading French developer has snapped up a significant chunk of the town’s prestigious Avenue d’Albigny to build exclusive luxury homes which are being marketed in the UK.
The decision by the Chamonix-based MGM Group – soon to relocate its headquarters to Annecy where it is committed to further significant schemes – follows the success of its first two developments of luxurious contemporary apartments in Avenue d’Albigny.
“Number 23 Avenue d’Albigny and Les Jardins du Lac are landmark developments now regarded as the most enviable addresses in Avenue d’Albigny, dubbed ‘the Champs Élysées of Annecy‘ by French people,” reports Nathalie Turchet, UK sales manager in MGM’s London office.
In France, the picturesque ‘olde worlde’ town of Annecy – with its ‘Little Venice’ canal network, restaurants, cafes and weekly markets – is widely regarded as ‘the perfect place to live,’ she says.
The university town, a centre for sailing and watersports in summer and less than half an hour by road from ski resorts like Le Grand Bornand and La Clusaz, will be just 30 minutes from Geneva Airport when a new motorway link opens later this year.
Now, with most of the apartments at 23 Avenue d’Albigny and Les Jardins du Lac sold off-plan at prices between euros620,000 and euros1.59 million, MGM is turning its attention to newly-acquired adjacent plots together totalling one hectare (almost two-and-a-half acres).
Construction starts next year on two new developments within landscaped gardens. One, Les Jardins d’Albigny, will comprise 14 contemporary one-to four-bedroom apartments already selling off-plan from euros648,000. Next to it will be La Reserve, two buildings together containing 17 apartments at prices from euros454,000.
Like those in Les Jardins du Lac, apartments in both schemes will have exceptionally high standards of internal finish, spacious balconies or terraces, many with views of the mountains and Annecy’s 14 km long lake – the cleanest in Europe. A lakeside promenade provides a five-minute traffic-free level walk or bike ride to the town centre.
Meanwhile plans are in hand for building work to start this autumn on a third new scheme in a similar style, La Villa d’Artagnan. The off-plan price of a one-bedroom apartment in this small development close to Avenue d’Albigny is euros252,000.
